From these words i guess it's quite hard to not steer away from the horror genre, but maybe you could make it humour? Perhaps like casper the friendly ghost?. I could almost see it in black and white, maybe with just the yellow of the candle.
Following on from Polly's comment, perhaps the ghost is anchored to the warehouse through an object or deed and is trapped within. Ultimately the ghost wants to escape from the warehouse.
